and who we aren’t.

Advocacy sites are only worth reading if you know who’s behind them and where the facts came from. Here’s both.

Who publishes this

This is an independent, self-funded site published by area residents who think the Sunbirds proposal has been described inaccurately by the campaign organized against it, and who would rather the Board of Zoning Appeals decide this case on what was actually filed.

We are not a corporation, a PAC, a law firm, or a neighborhood association. Nobody is paid to write this, and no one has asked us to.

We publish this without our names on it, and you’re entitled to weigh that however you like. Zoning fights in a small township get personal, people have to live next door to each other afterward, and speaking up in favor of a project your neighbors have organized against carries a social cost that speaking against it doesn’t. Anonymous advocacy on a matter of public business is long-settled as legitimate โ€” the Supreme Court said so in McIntyre v. Ohio Elections Commission (1995).

What we’d ask is that you judge the site the way you should judge the one opposing it: on whether its claims hold up. Every factual assertion here links to a public source you can check without knowing a thing about us โ€” county records, published news coverage, and the businesses’ own material. Where we can’t source something, we say so instead of asserting it. That’s a standard you can verify line by line, and it doesn’t require trusting our identities.

What we are not

This site is not affiliated with, authorized by, paid for by, reviewed by, or operated by Michael Weaver, Tiffanie Weaver, Zoomers RV, Zoomers RV Resort LLC, CoCoJo’s RV Campground, MochaShine, or any entity connected to the applicant in case UVAR-2026-0029.

We have no financial interest in whether this petition is approved. We do not speak for the applicant, and nothing on this site should be read as a commitment by the applicant โ€” not about buffers, not about water, not about traffic, not about anything. The only party who can make commitments in this case is the petitioner, on the record, before the Board.

How it’s funded

Out of pocket. The domain and hosting cost less than a tank of gas. We are not raising money, not running a GoFundMe, and not accepting contributions. If that changes, it will be disclosed on this page before it happens.

Our sourcing standard

We hold ourselves to three rules:

  1. Every factual claim links to a public source. News coverage, county records, or the businesses’ own published material. If we can’t source it, it doesn’t go on the site.
  2. We don’t invent numbers. No projected tax revenue, no projected job counts, no projected property-value effects. Those figures get thrown around freely in zoning fights by both sides and they are almost always made up.
  3. We distinguish what’s filed from what’s reported. Press coverage summarizes; applications control. Where the two differ, we say so rather than picking the friendlier number.

Where that leaves us on the lot count. The opposition cites 449 lots. We are not disputing it โ€” the applicant has himself spoken publicly in terms of roughly 450 units at full buildout, so we use that figure and argue about it rather than reaching for a friendlier one. What we have not done is personally review the filed site plan, so we can’t vouch for exact lot dimensions or phase boundaries as submitted. When we’ve read the file, we’ll say so and correct anything that’s off.

Corrections

We will correct any factual error on this site, promptly and visibly, including errors that hurt our own argument. That is not a courtesy; it is the entire basis on which anyone should trust a site called “The Facts About” anything.

Include a link or citation if you have one. We’ll respond either way. Being anonymous is not the same as being unaccountable: an error we can’t defend gets corrected regardless of who points it out.

On the opposition

The campaign against this project is run by the Yoder Neighborhood Alliance LLC at blockthervpark.com, with legal representation from Michael Hoffman of Beers|Mallers.

We think they are wrong about this project. We do not think they are acting in bad faith. People who organize to protect the place they live are doing something legitimate, and several of the questions they’ve raised โ€” about groundwater capacity and about road impact in particular โ€” are questions we think the Board should genuinely require answers to before approving anything.

We’d encourage you to read their site too. If our case can’t survive you reading both, it isn’t much of a case.
